• Confirm quorum is met per HOA By-Laws. (51% attendance = 11 homes must be present or represented by proxy)

  – It has been reported that the entrance trees on the east side are now substantially worse than they were when we had the west side trees replaced.
  – There was also a question submitted about whether or not we want to revisit applying pine straw to the base of the trees to help prevent weed growth.
• – A neighbor sent a note asking if we have a service to clean the curbs in the neighborhood as they noticed some have weeds growing.

• Architectural Control Committee (ACC) – Nothing on the agenda for 8/11 meeting.

– Front Entrance Trees – Had Mencer Tree Service inspect trees, give recommendation, and provide a quote to replace should that be an option we would like to pursue or save up for in the future.

1. Administrative & Financial Updates

– Annual assessments for 2026–2027 were approved at the prior meeting in May for $480. Six households who prepaid last year were notified of the remaining $60 balance. All other homeowners were asked to submit payment by June 1.
– Our treasurer, Toby, has confirmed that assessment notices were sent and payments have been received in full.

– We now have a new website at SaintIves.us. It provides us a place to keep up with everything going on in the neighborhood. There’s a place to see important documents like the HOA covenant and by-laws, upcoming events, resident directory, and even a forum to chat about what’s going on.

2. Maintenance & Landscaping

– Weed treatment around the newly planted trees was completed recently (July 1). It was a joint effort between Daniel Huggins and myself with both a liquid weed killer (Roundup/Ortho) was applied as well as a Preen pellet weed preventer. We are monitoring results before determining whether additional treatment is needed. There is very little ground coverage, and the Roundup is needing to be applied very heavily and frequently to control growth.
– The irrigation system continues to run on the established schedule (Program A: Tuesday/Thursday/Saturday). Clyde has not reported any issues this month.

3. Neighborhood Improvements

– The entrance sign and surrounding beds remain in good condition. Minor touch‑up work on mulch and edging may need to be scheduled for early fall.

– Perhaps we could have a resident participation day for those that enjoy gardening and landscaping.

4. Community Updates

– Congratulations to the Huggins family on the birth of Nora Catherine on April 4.

• Congratulations to Bri Pickett for graduating high school!

5. Upcoming Priorities

Clyde/Toby/Adam – Review of common‑area landscaping contract for the next fiscal year. Would like to obtain three quotes (perhaps even from non-commercial vendors to obtain the best pricing).

Clyde/Toby/Adam – Begin drafting the annual budget for presentation and review at the next meeting.
